Elastomeric vs. Acrylic: Which Coating Is Right for Arizona Stucco?

On Arizona stucco, the coating you choose matters as much as the prep. The two most common options are standard exterior acrylic and elastomeric. Here's the difference and when each makes sense.

Acrylic exterior paint

A quality 100% acrylic exterior paint is the workhorse for most stucco homes. It breathes, resists fading, and is easier to recoat down the road. For stucco in good shape with only minor hairline cracks, a premium acrylic is usually the right call.

Elastomeric coatings

Elastomeric is a thick, flexible coating that stretches to bridge hairline cracks and seals out wind-driven rain. It shines on stucco that cracks a lot, or on parapet walls and chimneys that take a beating. The trade-off is that it's thicker, costs more, and has to be applied correctly or it can trap moisture.

Which one for your house?

For most Phoenix stucco repaints in decent condition, a top-tier acrylic gives you great looks and durability for less. If your walls have recurring cracks or you've had water intrusion, elastomeric may be worth it on the problem areas. We don't push elastomeric where it isn't needed.
